OCV was brought on to rehabilitate this dilapidated 1970s era Mitchell-Lama mixed use complex. The buildings had suffered from years of neglect, a heavy burden of debt and City violations. In October 2012 it was additionally hit by Hurricane Sandy, which further added to the devastation.

A holistic solution addressed energy efficiency, water tightness and aesthetics all at once. The 13-acre site was completely redesigned to provide active and passive recreational areas and enhanced beach access and views. The extensive improvements were an inclusive process that involved tenants all along the way.

After rehabilitation, Arverne View was at 100% occupancy with a growing waiting list.
