West Farms Square

OCV’s tenant-in-occupancy renovation of West Farms Square saw the rejuvination of this eight-building, 526-unit complex in the West Farms area of the Bronx.

In addition to standard repairs and much needed renovation of tenant apartments and common areas, the buildings were equipped with green features unique to subsidized housing, including new mechanica systems that contribute to a 41% reduction of utility costs.

The work included:
· Conversion from a central steam plant to hydronic systems for each building in combination with cogeneration units for waste energy capture and reuse
· New mechanical rooms
· High efficiency boilers
· Separate electric metering for each apartment
· New, energy efficient air conditioners in all units
· New bathrooms, kitchens, and floor and wall finishes in apts
· Low flow fixtures and Energy Star appliances in apartments
· New lobbies, mail rooms, public halls
· New playgrounds with permeable safety surface
· New outdoor seating and lighting
· New parking lots, paving
· Renovated community center and new preschool program
· New grounds/plantings equipped with an efficient sprinkler system
