Expeditors International

This project involved the conversion of an existing prefabricated storage structure into a two-level, 150,000 sf regional headquarters for the supply chain management company Expeditors International.

Located at the end of a peninsula jutting out into Jamaica Bay, the site was plagued with frequent flooding by high tide and surface storm runoff, and contamination from years of leakage by a former fuel oil deposit on the bay.

Together with our consultants, we designed a remediation plan to clean up contaminants and rebuild the bulkhead along the bay. A series of settling ponds were integrated into the wetlands with native plantings to naturally filter stormwater discharge.

The renovated building contains a ground level warehousing facility with offices on the upper level, where large openings were cut to take advantage of panoramic views of Jamaica Bay, JFK Airport and New York City.

Offices required the installation of new HVAC, plumbing and electrical systems, elevators, stairs, windows, doors, partitions and finishes. The warehouse was equipped with new loading docks, offices, and MEP systems, and a new training center and employee cafeteria were included at office level.
